USDA Rural Development Apartments in Michigan

USDA Rural Development apartments are rental communities in rural areas financed through the USDA Section 515 program. They serve low and moderate income households, older adults, and people with disabilities. Some units carry Section 521 rental assistance, which limits the tenant's share of rent to about 30 percent of adjusted income.

What the program is

The USDA Section 515 Rural Rental Housing program finances apartment communities in eligible rural areas. In exchange, the property rents to households that meet income limits. Residents can be families, older adults, or people with disabilities, depending on the property.

Rental assistance

Some Section 515 properties also have Section 521 rental assistance for some units. When a unit has it, the tenant generally pays about 30 percent of adjusted household income toward rent and the program covers the rest. Not every unit has assistance, so ask the office whether any assisted units are open.

How to apply

You apply at the property office, not through USDA. The office checks your household income against the property's limit and keeps a waitlist when units are full. See how to apply and what to bring.

Finding rural apartments

Many Superior Management properties are in small Michigan towns such as Mio, Baldwin, Coleman, Barryton, Fife Lake, Constantine, and Waldron. Ask each office which programs it participates in. Browse them on the apartments page.

Questions

Who can live in USDA rural apartments?

Households whose income is under the property's limit. Depending on the property, residents may be families, adults 55 or older, or people with disabilities.

Do I apply through USDA?

No. You apply directly at the property office. The office handles the application, income check, and waitlist.

Will my rent be 30 percent of my income?

Only if your unit has Section 521 rental assistance. Without it, you pay the property's set rent, which is still kept below market by the program.

Can I use a Section 8 voucher at a USDA property?

Often yes, if the unit does not already have rental assistance. Ask the property office.
