A 55+ apartment community in Michigan is housing where at least one resident in most units is 55 or older. Many of these communities are also income-restricted, so household income limits apply. Several Superior Management properties serve adults 55 and older, and some also accept disabled persons of any age.
Federal fair housing law lets a property limit residents by age if it qualifies as housing for older persons. Under the Housing for Older Persons Act, a 55+ community must have at least one person 55 or older in at least 80 percent of its occupied units. It must also publish policies showing it intends to serve older adults and verify residents' ages.
A 62+ community is stricter. Every resident must be 62 or older.
Meeting the age rule does not settle eligibility. Many senior properties are also income-restricted, so the household must fall under an income limit set for that property. Ask the office which limits apply before you apply.
Some senior properties also house disabled persons of any age. Stone Manor and Maplewood in Mio and Fawn River in Sturgis list housing for adults 55 and older and disabled persons of any age. Oak Terrace in Traverse City serves seniors 50 and older and residents with disabilities.

Often yes. The 55+ rule requires one resident 55 or older in most units, so a younger spouse or partner may qualify. Each property sets its own occupancy policy, so confirm with the office.
No. Age restrictions and income limits are separate rules. Many affordable senior properties have both, so a household must meet the age rule and fall under the property's income limit.
Yes. 55+ communities are required to verify residents' ages, so expect to show a photo ID, birth certificate, or another document with your date of birth.
